In Madrid, looking for a flat? We agree! It issss a challenge!!! You have to wait for weeks or even months to find a rental apartment in the capital of Spain. However, searching for a room to rent is even more difficult. The reasons are because you will have to compromise and make a great match in terms of flatmates, location,flat amenities and of course PRICE range.

On top of that, apartment-hunting is affected by the presence of tourism accommodation and high competition in short term rental solutions. There are increasingly many people, in any given time, who are looking to rent in Madrid. Paradoxically, there are fewer and fewer flats available in good habitable conditions at affordable price points.

According to the housing rental study prepared by Fotocasa, 2017 was the year that flats experienced the greatest increase at the nationwide level. This increase is about 6.3% in Madrid. As a result, Madrid is certainly, one of the provinces that have lost more rental flat availability. Another factor to consider is the newly implemented Urban Leasing Law. This means the expiration of the old contracts that were signed before the reform of the Urban Leasing Law is another issue that can complicate the rental situation. Tenants with old contracts, will suffer an increase of the rents that can be increased by up to 400 euros, after five years paying the same rent.

They will have no choice but to accept a new and high rental price or to search for the new homes. In Madrid, it is so difficult to rent a flat that there is not even time to see the house before renting it. There are flats that don’t even last for 5 hours on rental portals. Average Prices of Rooms in Madrid:

The average rental price in Madrid is 427 euros. Francos Rodríguez is the area in Madrid where the largest budget is to be assigned to pay for a room in a shared apartment. The average price is 643 euros per room. Guzmán el Bueno is the area in Madrid where the average price is 610 euros per room. The average price in University zones is about 599 euros per room.

In the south of the city, you can find the cheapest neighbourhoods to rent. Villa de Vallecas metro station zone, is where on average 284 euros per month is paid, to rent a room in an apartment or piso. In the neighbourhood of Espartales metro you can find accommodation for 285 euros. Near Sierra de Guadalupe metro station you can find accommodation in 291 euros average. People who have a budget of around 300 euros can also seek residence in EL Casar, Villaverde  Bajo, El Bercial areas.
